Cheryl brings to her position more than 24 years of paralegal experience. Having worked for a title company, her background in real estate is a perfect complement to her corporate experience. Her main focus is on commercial real estate transactions involving both forward and reverse exchanges, bond transactions and sale and purchase transactions.
Cheryl's responsibilities in real estate transactions are to review contracts, diary dates and create time lines. She is responsible for ordering both titles and surveys and full examination of all underlying documents. Other responsibilities are drafting all sale documents, retrieving and drafting clearance documents and preparing escrow instructions which includes seller's figures.
She works closely with counsel and directly with the clients, title companies and exchange companies to fulfill necessary requirements in order to close transactions. Provided that all issues involving these transactions are resolved prior to closing she will attend and close transaction on counsel's behalf.
Cheryl also focuses on corporate responsibilities as a paralegal. She places emphasis on creating new entities such as limited libility companies, limited liability partnerships and corporations with various states. She has experience in drafting operating agreements for LLCs, pre-organization documents for new corporation and upkeep of the annual minutes. She also works directly with the Internal Revenue Service to obtain federal employer identification numbers for each new entity and other such filings related to small business corporations.
