October 12-13 2005
Day 1, October 12, 2005:
ABCs of the Section 42 Program: An Overview and Analysis: This one day session takes the participant through
the entire LIHTC Program and touches on all of its aspects from allocation to compliance. We will discuss how an owner becomes eligible
for the LIHTC and how the owner must comply to keep it. We will also discuss what can happen if a development falls out of compliance
and what can be done to correct it. At the end of this session, the participant will know the entire LIHTC process and will understand why
compliance with the Program is so important. Property Managers, directors of compliance, compliance staff, and owners and Developers
of LIHTC properties will find this workshop most informative whether they are just beginning in the Program or as a refresher.
Day 2, October 13, 2005:
123s of the Section 42 Program: Qualifying Residents at a Tax Credit Property: This one day session will provide
an overview of the LIHTC Program, but will mainly focus on the federal and Indiana state specific household eligibility requirements for
residents of Tax Credit financed housing. We will take you through the process that every application must go through before the applicant
may move-in including: calculating, verifying, and certifying household income using the HUD Handbook. Exercises using the actual documents
that should be contained in a resident file will be performed so participants can get hands-on experience in qualifying households at
LIHTC properties. We will also show participants procedures for monitoring resident files for completeness and correctness so the property
can maintain compliance. On-site property management staff and compliance staff will find this workshop especially useful.
Costs: $175.00 single day session, $325.00 for 2 day session
