Agribusiness Real Estate

Ice Miller has a wealth of experience representing developers, landlords, owners and tenants with respect to buying, selling, developing, financing and leasing real estate throughout the United States.

Our experience includes Indiana-based clients, clients from across the United States and foreign clients with real estate activities in many states. We work to bring transactions to closing as quickly as possible, while counseling our clients throughout the often complex processes and procedures of buying, selling or using real estate. With over 25 professionals who work daily on real estate matters, the Firm has the resources and experience to handle real estate transactions from the simplest to the most sophisticated. We pride ourselves on not only ensuring a real estate transaction is done properly but in providing proactive advice in an effort to avoid problems and improve deals.

We advise clients on the purchase, sale and leasing of real estate, often for uses that are highly regulated, including solar and wind farms, confined animal feeding operations, mineral and mining facilities, biofuel facilities, farming operations, oil and gas leasing and agricultural projects. We recognize it is not enough to know the fundamentals of real estate law, but we must also know the particular issues and regulations associated with the purpose for which the real estate is being purchased, developed or leased. Real estate used for agricultural use has a myriad of issues unique to the industry. We strive to understand the issues associated with the different industries where real estate is a significant asset and staff our client transactions accordingly. We utilize a team approach but are cost effective in our counseling and problem solving.

Many of our clients regularly engage in real estate transactions. For these clients, we are usually involved in every step of the transaction to help ensure the overall strategy is consistent with the goals and objectives and within the risk profile of the client. We approach each real estate transaction as a vital part of our client portfolio, regardless of the size or complexity of the transaction. We use our skill, knowledge and experience to provide advice designed to achieve our client’s goals in the quickest and most cost-effective manner while avoiding, if possible, the problems and issues that often come with complex real estate transactions. Our professionals strive to keep themselves apprised of current regulations, as well as proposed regulations, industry trends and best practices.

We have the capacity and experience to staff a variety of transactions at the same time. We can handle a one-off lease or sale or a multi-state portfolio transaction. Our team members can handle a transaction as the sole firm or as co-counsel with another firm, as circumstances dictate.
