Illinois Zoning and Land Use

Our real estate practice group has the breadth and depth of experience to handle assignments on a prompt and efficient basis.

We represent clients in Chicago and jurisdictions across the state. Our attorneys have appeared before plan commissions; zoning boards of appeals; city, village, and county boards; and other boards and commissions. We have extensive experience in commercial, industrial, residential and mixed-use development. We guide our clients through straight-forward and complex and controversial annexation, zoning, subdivision and development matters, such as intergovernmental development, redevelopment, public-private partnering, stormwater, wetland and environmentally challenged sites, eminent domain, low income and senior housing projects, churches, landfills and transfer stations, stone quarries, cell towers, riverboat casinos, franchise, licensing and right of way use, and telecommunications. We represent both owner and developer clients and governmental clients in regards to growth-related municipal financing and exactions, economic incentives, tax increment financing and tax and fee abatements and credits. We also have extensive experience dealing with open space and conservation preservation, historic preservation and related matters before conservation and preservation commissions.

Several of our attorneys regularly speak on land use and zoning matters. Our attorneys are seasoned transactional lawyers and land use litigators with substantial trial experience in Constitutional litigation, property tax work and special remedy litigation such as injunctions, declaratory judgments, mandamus, quo warranto, administrative review and statutory litigation – all of which help our clients navigate through processes and make the best business and strategic decisions.
